How important is a neighborhood’s class for multifamilies?

Hi everyone, 

I’m a first time investor looking to buy in the Houston area. During my search for multi-families in this area I’m finding it difficult to find a duplex-triplex located in a neighborhood with a score of higher than a C-  My question to all the experienced investors out there is how important is the neighborhood class when determining whether a property is a good deal ?
