Legality of what is considered a “bedroom” in Roselle Park, NJ

***Roselle Park, NJ*** (not Newark)
In process of buying single family house as investment

House has 3 floors. Third floor is like an attic.

My Inquiry here is about the third floor

There are 2 small rooms on the floor, aside from the full bath 

one room has a regular size window, the other has small window which doesn’t qualify as egress

Both rooms **don’t** have built in closets

They count the house as a total of 5 legal bedrooms on the mls

My concern is that this house might be a legal 3 bedroom, or a 4 bedroom, at best

Tax assessor office has it as 5 bedroom,

But still uncomfortable

if you know the right answer in terms of legality of room in this specific town, I’ll really appreciate your reply
