Need advise about selling condo in Mountain View

Hi All,

I have a 860 sq ft condo in MV (bought in 2017). I bought it at peak time for $860K. My HOA now is slightly above $600. It's 35 year old community. I rented it month to month for $3K. But My mortgage + HOA+ Property tax/month + insurance comes down to $1500 more than the rent. I feel like I am loosing lot of money.

Currently condo market is still down and similar properties in the area are getting sold for around $750K. I am not sure if I should hold or sell this year or wait until next year or keep it as long term investment.

Please help.
