How do you look for off market deals?

I work with investors and am always amazed on the different streams of properties that they receive. How do investors get such a steady flow of properties that make their numbers work?

@Nelson Padilla - From what I have seen, either they have built a marketing system that keeps their funnel full, or they have been in the game long enough to have a network that feeds them. With those things in mind, I am actively building my network ... eventually I hope to start marketing to pull in those kinds of leads as well ... baby steps. 

I'm interested to see what kind of other responses you get.
