Real Estate/Investor buying Off Market Properties

Hello Bigger Pockets members.   I am looking for off market properties in Maryland- two questions for those Investors who are also Real Estate Agents:

I know I will have to disclose I am an agent, however should I disclose up front in my marketing letters to potential sellers that I am a Real Estate agent that is looking to buy an off market property for myself or when a potential seller calls?  I am wondering if disclosing that in a marketing letter will deter any potential sellers from contacting me about their property because I am an agent.

Do you use the standard contract you use with clients or do you use a purchase and sale agreement template you can find on bigger pockets and other real estate investing sites?  In your experience have any sellers preferred to not use the standard Realtor contract and wanted to use a simplified purchase and sale agreement?
