Need Help analyzing a deal!

Unique deal, mixed residential (6 units) commercial (2 units). Would cash flow about $9300/year after all expenses, with $85k all in.

This property is in a town of 3000 people, so very small population. All units currently rented out, were a year lease but went month to month after their first year.

Obviously I'd like to get the tenants on a long term lease (possibly reducing rent slightly) but how attractive would something like this be to other investors down the road. The cashflow is very nice but does the location impact it too much or at all?

Any potential issues I might need to think of?
