How would I go about finding vacant lots that are zoned specifically for industrial use only that are at least one or more acres?

Hey Antonio

There are several ways to go about finding vacant lots that are zoned specifically for industrial use and meet your other criteria:

  1. Check with the Local Government: Start by checking with the local government or zoning department in the city or county where you are interested in purchasing a property. They can provide information on the zoning ordinances and regulations that apply to industrial properties, as well as any available vacant lots that meet your requirements.
  2. Use Online Real Estate Marketplaces: Online real estate marketplaces, such as LoopNet and CoStar, can be a good source of information on industrial properties for sale. These websites allow you to search for properties based on various criteria, including location, size, and zoning.
  3. Work with a Real Estate Agent: A real estate agent who specializes in commercial or industrial properties can help you find suitable properties that meet your requirements. They have access to a wider range of properties than what may be available online and can also provide valuable guidance on the local market conditions and zoning regulations.
  4. Search Public Records: You can also search public records to find out who owns the properties in the areas you are interested in. This can be done through online property records, the county recorder's office, or the local assessor's office. Once you have identified the owners of properties that meet your criteria, you can reach out to them directly to inquire about the possibility of purchasing the property.
  5. Network with Industry Professionals: Networking with other industry professionals, such as developers, contractors, and property managers, can also be a good way to find potential properties. These professionals may have inside knowledge of upcoming developments or properties that are not yet listed for sale.

When searching for industrial properties, it's important to work with a qualified attorney who can help you navigate any legal issues related to zoning regulations and other property-specific restrictions. This will ensure that you are making a well-informed decision and that the property you are considering is a good fit for your business needs.
