Buying home, partnering w/ parent, llc, renovation write offs

Buying a house on a lake (with my dad, clear orders of operation, good relationship) with a plan to renovate it over the next 3 years and then sell it. If the llc isn’t really bring in any income until sale- would keeping track of renovations costs only be for deducting from capital gains upon sale?
