buying first property

Hello! looking to connect with more experienced investors, so here's what I'm dealing with. I'd like to buy my first rental without any money out of pocket since I hear this is doable.  I live in chicago and would like either  a single family or duplex in a surrounding suburb. Is there anyone here who I can connect with and jump on a phone call or go out for coffee. would love to learn more from you

@Veronica Calvillo It might be a little tougher then that. When you say "without any money out of pocket" are you talking about on a monthly basis because other tenants are covering your costs if you live in the building or do you mean down payment?

With VA or FHA financing there is an opportunity to put minimal out of pocket for down payment but in the end of the day you are going to have to bring something to the table and you will want to have something in savings on an ongoing basis to cover issues that can arise as part of being a property owner.
