Do your homework

So this morning, ANOTHER clown tells me he has a duplex on Zimmer ave.  55k. So I ask for lock box code, no response, 1st red flag. I ask do you have the contract with the owner, no response, 2nd red flag. So I look it up, its listed for 89k. 3rd red flag. So I pull the tax records, " Do not sell without orders from the courts" and its owned by the Westside revitalization corp. I than call my title co they know the deal its a mess,  it will not close for who knows when. So I call this guy out ( very aggressively) as he does not even have a contract. Now I am the " crazy nut job" and he does not want to do biz with me. JUST ANOTHER scammer clown.

Lesson, before you even look at a property do your homework. If you do not have the knowhow, then do not do the deal. It took me 3 minutes to figure out this guy was just a scammer. If you do not know how to do the " homework" then get a team in place that does. When investing out of state its ALL about knowledge and your team
