New Jersey Real Estate Offers/Contract

Hi,

I have purchased investment properties in the past using the standard Realtor procedure, however, I'm new to creative finance investing and want to ask how to present my first offer. Do I have to use an official multi page realtor contract or can I use a one page contract that I'm hearing many investors use? Also, does anyone have a blank contract for New Jersey that they can email me?
