Buying Property Currently In A Trust

Tried looking through the forums to see if there were similar posts, but could find much so here is the situation.

We have found a potential deal that is currently owned under a trust. We have been in contact with the daughter of the original grantor who is in poor health and can no longer care for himself. Both of them are out of state and the daughter doesn't want to deal with the headache of managing the property out of state and is considering selling.

My questions is: What do we need to be aware of regarding getting the property under contract? I believe the only concern would be the details of the trust for who has authority to sell the property and if there are any other beneficiaries other than the daughter. Am I missing anything else?
