Commercial building purchase

Hello everyone. I'm new to buying commercial so I figured someone could help me with my situation and thanks in advance. I put a full price LOI in on December 20th that expired on December 31. The building has a ton of stuff in it and I asked in my offer for it to be emptied. As of today they are yer to respond to my offer. I offered to clean it myself but told them if I had to it wouldn't be full price. Still no response from the seller.Now that the LOI expired I called the buyers agent and he said they still haven't decided because of the holiday. The sellers are from out of state and he says they are having trouble getting rid of the junk. This building needs a ton of work but I feel like it's a great place to run my business and it's cheap for NJ like 200k. So I'm wondering if I should walk. I don't think there are any offers on this place. I do believe the sellers are just trying to find out the cost of emptying it. I've been in contact with the buyers agent every other day because I don't want these people to try to use my offer for more money. I don't see many people who would want this because it's in dire need of repair. The power isn't on, the place has water in it. I'm not sure what to do. Do I submit another LOI? It's not legally binding so I'm just lost on what to do. Any help would be appreciated. Thanks
