Modular home Foundation issues

I am considering purchasing a 2700 square foot modular colonial home that is 23 years old. Upon inspection, I noticed that the tiles in all three bathrooms and the kitchen have significant cracks. Additionally, the floor in the second floor master bedroom is coming apart, and there are some walls that seem to be settling. I am trying to determine if this is a structural issue or if the house is simply settling and requires repair to the subfloor. Do you have any insights on this matter?
