Houses at the blodgett st. and almeda road area

Looking at houses in that area by blodgett st. and almeda road and wonder what people think of the area. Two concerns I have ….it is really close to the highway (homeless issue) and seems to be still at the early process of gentrification…the house would be a second home but as primary residence and hopefully in 5-6 years would become a rental property…
