renting property to adult child

I am looking at purchasing a property then renting to my adult child. The banker said I could put her on the loan, then she can get a home owner occupied lower tax rate but also said I could still rent it to her and get the tax benefits.  This does not make sense to me.  How can I rent it to a co-owner and it be not the up and up for tax deductions?
