what does 3rd party approval required mean? I'm looking into pulling the trigger on my first rental (single family) this summer and all the homes I'm interested in say this in the listing thanks!!

Everyone listing that I have seen that wording has referred to a short sale. We have had short sales completed in 52 days and others 6+ months. I personally have found that "now" the winter months time frame are the easiest time to find "good" deal. Mostly because the motivated people are selling and the competition is low.

Short sales are one of my personal type of houses. You can put offers on them now and you don't have to come up with the funds till you close. We have personally closed 3 with another in the process. We did conventional 20% loans except for our pesonal propety which was a VA loan.
