Contacting relative of recently deceased owner

Hi,

The owner of a duplex near me passed recently. She was a hoarder and the house is in ok shape but will need renovations. It looks like a good candidate for a BRRRR strategy. She had no spouse or kids and her sister (living far away) is her next of kin. My question is this - how do I tactfully contact the sister to see if she'd be interested in selling to me? Has anyone done this? Any tips appreciated - thanks!!
