Hi,

I'm at the point in a gut renovation where I'm choosing everything.  I'm not a flipper, agent, designer, etc and not really up to speed on the latest and greatest.  My property is in Brighton and will be a condo conversion, planning to sell this fall (currently an up and down duplex).  I'm planning to use Brizo luxe gold fixtures in bathrooms.  Deciding on kitchens - any recommendations?  Leaning toward keeping everything the same but not married to that idea.  Also cabinets - is white still "It"??  countertops?  Flooring?  We're hoping to sell the condo's for as close to top dollar as possible.  Thanks!

I find architects to be relatively in expensive when its basic as-is layouts with a slight design change. It also helpful to bounce questions off of them regarding permitting and building code as well. 

I don't use architects when I am lipsticking (same layouts but updating kitchen and bath or heating system). 

Regardless, I am not being too helpful on the actual request. I am curious to what others suggest. 

Sketchup seems plausible - playing around with it now - I know I tried in the past. Most software has a slight learning curve period - so frustrating when trying to accomplish something in a few minutes. Honestly, graph paper and a pencil is the dang easiest way. :)

 Thanks Colin.  a bit more detail here - The contractor is also an architect, or a least went to school for architecture.  That is not him primary job - he's a contractor and flipper.  So he drew up the designs on paper but a lot of it is in his head - especially the inevitable changes that occur with new ideas or having to pivot when gutting a 90+ year old house.  We are collaborating on the interior designs.  I live about 80 miles from the project so I'm hoping to learn some kind of software to more easily share ideas and really be on the same page with him.  I do not do this full time so seeing 2D/3D designs on a screen is really appealing to me.

Hello, I'm in the middle of an extensive gut rehab of a duplex in Boston.  Looking for affordable design software, preferably with good 2D/3D images I can share with my contractor to make materials and design choices easier and with fewer miscommunications.  Any recommendations?  Thanks!

Thanks for the tip Sean. I’m trying out Clockify (free) and ATracker (cheap).  Both look like they’d work but Clockify looks to have more features if needed.

Hi Jasmine,

There's an app called REPS tracker specifically for this.  It's 29/month or 278/year.  A bit pricey I think (I don't use it) but may be worth it versus a spreadsheet.

Hi, 

I have a 4 plex in Marlborough.  I have a rule against pets but 2 of my longer term tenants have cats (without asking permission).  I've let it slide for a while - I know I should  have addressed it right away.  I'm thinking about giving them the choice of finding new homes for the cats or keeping them and paying pet rent.  Is this legal in Mass?  What do others do?

Yes I think that’s the plan.  I just want to be as delicate as possible since this woman just lost her sister.  I don’t want to come off as trying to profit off of someone’s misfortune - wasn’t sure if anyone had been in this situation before and how they handled it.  Thanks!

Hi,

The owner of a duplex near me passed recently. She was a hoarder and the house is in ok shape but will need renovations. It looks like a good candidate for a BRRRR strategy. She had no spouse or kids and her sister (living far away) is her next of kin. My question is this - how do I tactfully contact the sister to see if she'd be interested in selling to me? Has anyone done this? Any tips appreciated - thanks!!
