Investor wants me to get a contract for him, pointers?

Hi! So glad I found this site! I'm a roommate in a rundown house about to move on after a very brief stay here. I discovered a very wealthy investor while looking for a new place to live. He wanted to know why I was moving so I was honest about the house. It has infestations, I discovered while giving it a good cleaning at move-in. He wants to buy it, so he asked me to contact the owner with a contract and he'd pay me $5k if I get him the deal. He didn't tell me much, and I'm new to this although I've worked in home renovation plenty, just never in getting the deals. Can anyone point me to where I can get details on how to do this cleanly and respectfully? The owner is a lawyer and a friend of the roommate who has not taken care of this house, at all. My roommate is older and really needs to move to a healthier place so this would be good for him. I've waited 2 mos to act on this, now his son is in the picture, helping him a little. It's time. The house appears to be in a trust. Do I contact the trust holder or find the owners name? Does it matter how much I offer the owner to hold the contract? Will he potentially demand to know who the investor is? Does any of that matter, and all I need to do is get his agreement that he wants to sell and see what the investor will offer him? I don't want to be blindsided with questions I can't answer. I just know I'm supposed to do this, for myself and for this elder man who is too afraid to move forward. His son can now help him move out, if they're given 30 days to do so. Please, can someone advise? Thank you!!
