My friends and family what to invest with me, what do I do now?

Hello BP!

I have a few friends and family what I have known my entire life that are interested in investing with me. I would like to give them a % return on their investment vs giving up equity. The investors would fund part of the down payment. Do I have my lawyer draw up a note? Do I just deposit the money into my savings and let it season? Any input that anyone has would be greatly appreciated and thank you for taking the time to read. Thanks!
