One of my lenders is offering HELOCs with good terms

I just got this HELOC product presented to us today. Not bad for investment properties at the 70% LTV limit. The best feature is that the rate remains fixed for the term of the draw - most all of the other HELOC's I've seen have a variable or initial fixed, then variable.

This HELOC is offered in the following states: AK, AL, AR, AZ, CA, CT, DC, FL, GA, IA, ID, IL, IN, KS, LA, MA, ME, MI, MO, MS, MT, NC, ND, NE, NE, NJ, NM, NV, OH, OK, OR, PA, RI, SD, VA, VT, WA, WI, WY

The rates are high, however if you are using this for a fix/flip or BRRRR, it's potentially a good product to jump into real estate and then refinance out of it later.
