Is the "failed wholesale contracts" list a motivated list?

I read somewhere that one method to find deals is to skip trace and call properties under contract by other wholesalers, that did not close 30 days later. A list of "failed contracts"

If anyone has done this, is this "list" motivated? On one hand they tried to sell. On the other no buyer seemed to want it on the first attempt by the wholesaler.

It might be a good list, but you'll have some explaining to do how you can do better than the last wholesaler did!


I could see this working for TRUE cash buyers thats what I would do if I had cash I would back troll all the wholesalers e mails compile a list of houses sent to me that I would buy.. then wait  the 30 to 40 days contact them and make a true cash sale with very strong EM deposit and actual bank account in my name..  along with industry references ..  that to me is a good way to score some deals and counter act the hostility of the seller being Peeved that the last guy did not have the ability to close.
