My Realtor is now asking me to price properties!

I got a phone call from my real estate agent today about 2 properties he needs help pricing. Don't take this the wrong way, he's a very good realtor, it just so happens 1 of these properties was a duplex, with lower than market value rents, and property taxes on the high side.

The other property is a pretty distressed SFH with mold issues.

I laid the numbers right in front of him and showed him why his duplex is worth less than his seller wants. Total value of the duplex after running the numbers was $75k owner wants $89k.

I also told him I would back up my $75k with cash after I do a physical inspection, if this place is as nice inside as he said it was.

If he gets the owner to go at $75k I will have the first shot at this one.

The SFH, Ughh, has mold on the first 4' of the entire finished basement, needs a complete tear off roof, and a lot of siding repair. ARV is $120k, I told him he could probably get $65k, but I wouldn't be a player at anything over $55k.

I should take pictures, the SFH had not been trashed out yet, uggghh it was disgusting, but it seemed very solid and the kitchen was not to bad.

Nothing better than having a good realtor who knows I'm a straight shooter who pays cash.
