Is a 50% down payment required to buy 5+ unit properties in AZ and NV?

A friend is looking to purchase a 5 unit or more apartment complex in Arizona or Phoenix. I know in California anything over 4 units is considered commercial property. Does this rule still apply in AZ, NV and other states?

Joel Owens Thanks Joel. That's was very insightful and helpful. My friend/partner/mentor tends to be conservative with investments. So I'm guessing that's where he gets the 50% down info from.
