Quit Claim - ownership transfer ??

If I buy a rental property and it is financed, and I am the sole borrower, can I do quit claim to transfer the property to an investment corporation or anyone else, or can this only be done if own the property with a clear title? Do I need the finance company approval to transfer my interest?
