Found a Deal but should I act or wait

Good evening,

So after reading, blogging and watching videos, I have learned I could go for a FHA loan, get the property, live there and rent out the rooms and live rent free. My major concern is, I do not have 5000 dollars to throw down for a down payment the property is a 3bed 3bath and RIGHT next to the college I attend, well attending next semester lol. Do I double time to get the money, or be patient and keep studying? Honestly, what would some of you do? After everything is said and done the cash flow is only 300 a month.
