Eviction Lists for seller leads?

I have heard from a couple investors that a great way to find motivated sellers is to look at recent eviction lists in counties to see which landlords may be wanting to sell the source of their headache.

Has anyone had luck with this strategy? If so, where do you find a comprehensive eviction list by property address?
