Selling an Old Church

Hello, I've recently been interested in real estate investing and I'm currently trying to help my parents sell an old church they own. It used to be a fitness center/ hair salon but it has been years since they have used the building. I have no idea how to value the building, they bought it back in 1998 and it is located in small town rural Minnesota. Thanks, Jett
