What should I prepare for to meet any qualifications. Could I do any creative financing? How do I know it would be a good investment?

Sorry to be blunt, but if you are not familiar enough on how to know if a property is a good investment, especially an apartment building, then you have no business buying one otherwise you will lose your shirt.
