contract question for wholesaling real estate
I am new to the wholesale real estate world. I am working my first deal and I have a seller that has agreed to a price with me. I told her that I would send over my purchase agreement contract and she would need to have the home owner sign and send back to me. The person I was talking to was someone representing the home owner. The rep told me that the home owner would rather use the reps GAR forms and that I could send my contract to her and that she would copy it to hers. I know I will need my contract back so I can then assign it to a cash buyer but how will that be handled? Will my contract be the one that supercedes her contract? Does a contract have to supercede one over the other? This is my first deal that I have tried to get under contract and I am now very confused.
