Corpus Christi - Multifamily Luxury Complex - Good area?

Hi,

I’m looking to invest as an LP through a syndication/GP. Area is in Corpus Christi and it’s a luxury complex. Value add on play. It’s located by the bay / water. Appreciate anyone who can advise on below? 
1) Is Corpus Christi a good rent increase and population growth area? 
2) Is it prone to flood and is flood insurance common purchase? 
3) What is the job and employment outlook in this area?
