Selling to a private equity investor

My former primary home is on the market for 2 weeks with current ARV ranging $903K - $1,064,200 and received a call from someone I presume is a private equity investor with an initial verbal offer of 980K and then a follow up the next day with a 900K verbal cash offer. It's in excellent condition and this verbal offer business is nonsense and a bit frustrating. I'm certainly motivated to sell to move on to other opportunities so wondering how much room there may be to push back to someone in private equity if an actual written offer comes through just below the ARV. I don't want to be taken advantage of but also don't want to blow up an opportunity to let this property go.
