Not sure of best strategy to sell house

Posted

We have a 6 bedroom, 2.5 bath house on 5.5 acres off a farm road in rural Connecticut. Quiet and peacefully yet close to town and all amenities. The house has been on the market for almost a month. We went under contract at about 10 days in, then it was brought to our attention that the septic is undersized. It passed the septic inspection and another inspection showing that it is functioning great. The prospective buyer backed out, so we dropped the price by $38k (original list price of $398k) and stated it is being sold as is. After that we have had lots of showings, and one not so great offer. Just not sure the best way to proceed.
