Current Real Estate Market Opinions?

From what I have been able to gather, it seems like there are so many varying opinions on the real estate market - especially when it comes to investing. I just wanted to get some opinions from everybody on here.

What are you excited about moving forward?

What are you not excited about?

What things are people not thinking about, positive or negative, that they should be?

@Kristopher Cress
What are you excited about moving forward? Seeing Columbus become a major city in the US. It's not even recognizable from what it used to be.
