Class A and B areas of Vegas. Cash flow?

Hello - I’m looking for some advice on purchasing a single family rental in Las Vegas. Looking for Class A or B areas with low crime and decent school districts. I’ve been looking into Summerlin (pricey). Any other areas Vegas investors would recommend that will result in “high demand” and at least “breakeven or cash flow”? Thanks!
