Direct mail/marketing help

I'm looking to expand my properties by alot. I'm looking into multi-unit buildings or small complexes. In my area there are none for sale on the MLS. I've never done direct mail/marketing so I was curious because there is a million sites claiming to be the best. I don't know what sites to use nor do I know how to make a solid one. I have a little graphic design skills so im not worried about that if its needed. If you all have any tips on a higher response rate when doing this or the parameters to use and which site to use. Thanks

Here are a few resources

1. Stannp.com, I have personally used them, they offer assistance, you can upload your own design or create one on there platform

2. everydoordirectmail, haven’t used them yet but I believe you need to send a minimum of 500

3. mydirectmailportal.com Our MLS in Michigan uses Remine and they have a 3rd party site that can create, flyers, yellow letters etc..

I have done what I like to call “target marketing”. I think the direct mail is the long game though. You may not necessarily need to do that especially if you can contact the owners of the specific properties directly.
