Investment SFR for Sale and assessing value of rental property
I have an excellent, cash-flowing 5BR/2Bath SFR in Manayunk that I've owned since 2017. I bought it at a good time, and it reliably rents at top-of-market rates (with no vacancy) anytime I have turnover. Due to the increased equity I have in it I am ready to sell and move the profits into a more local investment opportunity (I work in CRE and often have the opportunity to invest in deals I am working on).
An y suggestions for how I best value my property and what networks/professionals I should reach out to to sell? I've found that the wholesaler route will equal a big hit in value on my end. Listing with an agent involves lots of fees and tends to target folks searching for primary residences rather than investors.
