Should I sale or keep my primary residence

First of all, I feel very fortunate to have found Bigger Pockets podcast. I'm a 36 year old, full time Nurse Case Manager, married with two kids: Bailee 13 and Brayden 9. My husband Marty and I have lived in northeast TN all our lives. After reading Rich Dad Poor Dad (shocking I know) last year I realized I was totally sold in the work hard get a good job wheel. Everything I had learned was from experience and our poor parents. I was told credit cards are how "poor people live." Long story short, I took control of our finances and we were able to pay off almost all our credit cards. However, with inflation and Marty getting a new job where he can actually move up its been hard. I have three 2,000.00 line of credit loans that are eating my check. I have paif them off and used them again! Im determined to change how im doing things! Now, I'm in analysis paralysis but determined to find a plan to help our family. We bought a house for 92,000 in 2012 (3 br,2 1/2 bath) and after listening to bigger pockets podcasts I transitioned from a FHA non fixed (horrible loan) to a conventional 30 year loan. Since purchase if house, We put a new roof, windows, updated bathroom and kitchen. Our appraisal was 183,000.00 and we owe 131,000.00. Our goal is to be financially stable to at least be able to take a vacation once a year. It's been too long. My husband and I are hard workers and he has been promoted to territory manager within 3 months of sales for a large roofing company. He has construction knowledge and is able to estimate rehab costs etc. And determine if a property is worth investing. He also has over 25 years experience in the termite business. (He can spot termites or damage a mile away). However, he is so busy working this new job that I've been the one taking the lead. I've listened to sooooo many podcasts and YouTube videos just to understand the lingo. We have a car, truck, and BOAT that's half paid off. My husband is willing to sale his boat and put the cash he gets from that on his truck to get his payoff down below what we owe. Is this tgr best plan or do we sale and do something else? Im driving my husband crazy with my new mindset. Who is the best person who can set a plan in motion for us? I have a 401 k with about 40,000 that I can't get and my husband has an employer 401k that will cash out 10% of his average earnings over 5 years and he gets that amount on year 6. So none of those helps us now. We have definitely outgrown our house but we both were the first ones to own a house in our family. Let a lone be able to afford to live in a nicer home. Its in a good area between a college and hospital. You guys have given me a new perspective. I'm just lost on what to do for Step 1!!!!! Please help and thank you from the bottom of my heart.
