Looking to acquire a 10-20 unit apartment building in Los Angeles

I help run a portfolio of multifamily apartments, we are in escrow to sell a large unit and we need to exchange into a much larger apartment building complex. I don't see much on loopnet and don't know how to start looking for the right opportunities. Does anyone work with these larger apartment buildings in Los Angeles or can point me in the right direction?  Looking for either higher cap rates or the ability to build equity through remodel.  TIA
