Pulling equity out

Hi everyone. I would like to hear from experienced investors on how you pull out the equity built up in investment properties that are held in your company's name.

Do you use a commercial “line of credit”? Which local banks or credit unions do you work with? We want to avoid refinancing because the transfer taxes are so high in Philly.
