Subject To - Title Question - Can You Be Left Holding The Bag

In a Subject To deal the current owner signs the deed (Title) over to a person/entity who is promising to make the payments based on your current mortgage.  After that person/entity receives and the records the deed (Title) what is to prevent that person/entity from selling the property, pocketing the proceeds and leaving you with a mortgage and no property?
