Interest rate impact

I know on BP podcasts they say there's no inventory so there's no way for a price correction to materialize.

However... As an investor I just got a term sheet of 7.5% on a 30-year fixed meaning deals that used to work for me only work now at a major discount. And for homeowners, I agree with the logic of the "lock in" effect, but still if investors are priced out and unemployment is going to increase, even not by much, meaning more people who can't afford their monthly payment, I can't see prices NOT coming down.

What are your thoughts?
