Property Management, things to look for?

Hello everyone,


Let start by saying I really love this website, literally a wealth of information here. I've looked at some of the posts regarding Property Management but had some other questions...

Starting next month I'll have to setup a property manager for 2 SFR since I have moved a good distance away. I've never used one before and I'm really not excited about it but what should I look for when shopping around?

I've gotten a few prices but I don't know if there is specific fee's or other costs not showing up in the quotes.

Some prices I've gotten so far were 1/2 first months rent and 12-15% of rent. (north FL)

Do they take it upon themselves when to do repairs? ie send their buddy out to do some touch up painting?
