Local investor selling off properties

Hello, I just met a local investor (landlord) who is retiring and selling all of her properties. She has over 50 properties and her plan is to sell 2 a year, for tax purposes, at top dollar until they are gone .  She does have multiple properties that are vacant and not generating income because she said they need renovating but I'm not sure she wants to sell them at a discounted price. I want to figure out a way to buy  few of these properties but I'm having a hard time coming up with a plan or pitch to present to her in order to purchase them at a discounted price. Sorry for the long post and i hope this makes since to everyone. Any feedback or ideas will be greatly appreciated.

Have you discussed possible owner financing with her? That way she could sell them and not get hit with the entire capital gains. I would also be patient, vacant properties needing renovating are not going to continue to appreciate in value and eventually she will either need to sell or renovate.
