Question on what was listd and what the leases contain

Question . . . we found a duplex that was an estate sale but listed on MLS and the numbers provided by the listing agent were hard to pass up. Part of the contract is that the seller needs to provide copies of the leases and what the deposits are within 5 days so today (Day #2) we received the leases . . . and that is where the issues start

1) The rent amounts per the listing and what the agent told ours was that the rent was $1,100 and $1,250.  The lease shows both at $1,100 which drops the cash flow by $150.

2) Both tenants have pets (dogs) and while we allow them in our rentals, there is a charge (deposit and monthly) that goes with them being there.  In the case of this property, the lease says pets are not allowed.

3) The listing agent told us (and the listing said) there were leases in place but the leases we received are month-to-month and we would need to give 60 days notice to vacate the property

Question . . . how would you address these differences with the seller?
