How to vet real cash investors for off market properties

What are the pitfalls of getting wholesale properties from other 

I noticed as someone starting out that the majority of contacts I've made have been with wholesalers, and not actual buyers.

I have nothing against wholesalers, because I am one also. It's just the constant barrage of "Give me the address", "Let me contact my partner" "Buyer needs to see property due to inspection contingencies.


I've heard it all, but yet have been unable to seize the opportunity due some of these wholesalers and their shenanigans.


For someone starting out with a small budget, what would be the best recommendation for finding legitimate cash buyers who can close fast?
