Buying a quadplex cash, not sure if a downturn is coming in RE Ma

Hello BPers,

I am close to closing on a quadplex for $200,000 cash. It's located in the 44102 zip code. Good place to invest? I was riding with a lyft driver this morning and the driver happens to be a retail REA. He felt a downturn is coming and I should hold on to my cash to get a better deal. Any local experts have any insight on this?
