Questions about an investment property that has a large potential

I found a listing for 6 units located about an hour away from where I live. Each unit needs a little bit of work but not much but they all have tenants living in them now asking price is 275k and the realtor said they’re accepting offers and haven’t received any yet it’s been on the market for 51 days now and, I don’t have the funds for the down payment or get approved for a loan that large. Anyone have any tips on how I should go about this and get started on the process of trying to get this property? Thanks in advance
