Cashflowing cost of roof through loan

Hello, I am currently in the middle of a deal that has a roof that even the appraiser needed to mention was at the end of it's life. The seller doesn't want to take the risk of putting a new roof on and not having the sale go through and the bank won't finance the loan until the house as a new roof. So - we're currently trying to increase the sales price by the cost of the roof, pre-funding the sellers the amount of the roof, and then are supposed to get that amount back at close. Does anyone have experience doing this? If so, what language do you use in the sales contract to ensure that if for some reason the property doesn't get reroofed prior to sale that you're not out the cost of the roof? Thanks.
